Using the Toolkit

Describe a task in plain English and the Toolkit either opens the right calculator or hands it to the AI Advisor to work it out — mortgage, affordability, closing costs, commissions, deductibles, rebuild cost and more, all in one place.

What the Toolkit does for you

The Toolkit is a single "what do you need to do?" surface. Instead of hunting through a menu, you type a task — "estimate my monthly payment", "what can I afford on $140k income", "split a commission on a $625k sale" — and it answers two ways:

  • Instant calculators. The best-matching tool opens right there, pre-built and interactive — no waiting, no cost.
  • Ask the Advisor. Press Enter and the AI Advisor takes the whole question, runs the numbers with live data, and can take the next step (open a report, search a property, draft a message).

Every result is a modeled estimate for planning — decision support, not a binding quote, appraisal, or approval.

How to use it

  1. Open the Toolkit tab.
  2. Type your task in the ask bar, or tap one of the Try examples / Top picks.
  3. Open a tool from the matches to use the calculator yourself, or press Enter to let the Advisor answer.
  4. Tools you use recently move to the top so they're one tap away next time.

You can also deep-link straight to a tool — the Advisor and dashboard shortcuts open the Toolkit already on the right calculator.

Ask the Advisor these in plain English too — "what's a 2% hurricane deductible on a $450k dwelling" — and it runs the same math and explains the answer.

Tools that connect to your systems

Some tools work against a live 3rd-party system — your MLS, a loan origination system like Encompass, an agency management system, e-signature, or a data provider. Those tools show what they do and a Connect button that takes you to Sys Admin → Integration Hub to link that exact system. Once connected, the tool runs against your real data.

Connecting external systems is a Professional-plan capability. If you're on a lower plan, the tool shows the upgrade path. See Connect a system and Integrations.

CoverGuard never fabricates 3rd-party data. A connector tool activates only against a connection you make.

Tips

  • Press / anywhere on the page isn't needed — just start typing in the ask bar.
  • Short keywords work best for matching a tool ("payment", "afford", "license"); full sentences are great for the Advisor.
  • Save a mortgage scenario to compare options side by side later.

Troubleshooting

  • "No exact tool match." Try a shorter keyword, or press Enter to let the Advisor take the question.
  • A tool asks me to connect a system. That tool needs live data from your MLS/LOS/AMS — connect it in Sys Admin, or ask your team owner to.
  • The Advisor isn't available. On the mobile app the Advisor is off by design — the Toolkit opens the best calculator instead.
