Turn a Record into something you can hand over — a PDF with your logo, a secure link for one client, or a live card embedded on a listing page.
Who this is for: the branded PDF is for professionals — Agents, Lenders, and Insurance Brokers. Share links and listing embeds are for everyone, on every plan (see below). Where: the Records page (/reports) and the Download branded report / Share actions on a property. Time: ~5 min to set up branding, then seconds per report.
Branded reports and share links require the branded-reports feature (a paid, professional plan). On a plan without it you'll see an upgrade prompt.
Set up your brokerage branding (one-time)
- Open Account → Company Branding (professionals only).
- Add your logo, company name, and brand color.
This co-brands the app shell for you and stamps your identity onto branded reports. You can also manage it from Report branding (/reports/branding).
Generate a branded PDF report
- Open a Record and click Download branded report in the header actions.
- Pick a version — Listing (emphasizes insurability today and the path to
improve it) or Buyer (emphasizes due diligence before an offer) — and optionally add a short intro paragraph your client will see at the top.
- Click Generate PDF. The document opens in a new tab, stamped with your
brokerage's logo, color, license, and footer contact info (set up below): a risk summary (overall score + each peril), the insurability verdict with potential issues and recommended actions, and a cost-to-insure section (estimated annual/monthly cost, confidence, and coverage lines) — with the same "modeled estimate, not an offer of insurance" disclaimer that appears everywhere CoverGuard shows a cost figure.
- The download link is valid for 30 days. If the file didn't open — or you closed it
before saving — use Download again in the same panel to fetch a fresh link for that report. (Re-download works while the panel is open; once you leave the page, generate a new PDF instead — it always reflects the property's current data, re-timestamped each time.)
A peril the public source couldn't determine prints as "Not assessed" in the risk summary, with a line explaining that it isn't scored into the overall risk — the same honest labeling the on-screen Record uses, carried inside the document so it travels with the file. Because this PDF goes out under your brokerage's name, it never shows a placeholder band for a hazard nobody could measure. If a peril you need reads that way, Refresh the property's Record first, then generate the PDF again.
If the button shows "we couldn't deliver it right away," the report was recorded but a one-off storage step failed. Use Retry download — the file is prepared on the spot and opens if it's ready. If it still isn't, wait a moment and retry, or generate a fresh PDF.
Branded PDF reports are a paid, professional-plan feature, and only show for the professional personas (Agent, Lender, Insurance) — buyers and sellers don't see this button.
Share a secure link (a separate feature)
Create a shareable insurability snapshot link from a property (Share) — a different mechanism from the branded PDF above, for a different job: a quick, no-login-required snapshot rather than a downloadable document. It's a signed, partner-embeddable link that:
- Shows a read-only insurability snapshot, served securely by CoverGuard.
- Expires after 90 days.
- Logs engagement — views, plus clicks on the full-Record, quote, and lead calls to action.
- Can capture a lead — a viewer who acts becomes an attributed prospect client for
you (source: shared report), consent-gated and rate-limited.
- Can be revoked anytime with Share → Revoke — the branded PDF's download link
above has no equivalent revoke, so use this snapshot link (not the PDF) whenever you need to be able to cut off access later.
Everyone can create a share link — what it shows depends on your plan
You no longer need a professional plan to share. Any plan, including Free, can create a share link. What changes is how much the link discloses:

On the smaller version, carrier availability is left out rather than shown as zero — a viewer will never see "0 carriers" on a home simply because you're on a free plan.
The scope is fixed when you create the link. If you upgrade later, links you already sent keep showing what they showed when you sent them; create a new link to share the fuller version.
Put the score on a listing page (MLS & brokerage embeds)
A share link is for one person. When you want everyone who views a listing to see the property's insurability — on your MLS, your brokerage site, or your own landing page — embed the property's CoverGuard Record instead.
- Open the property and copy its Record link (the
CG-XXXX-XXXXidentifier). - Paste these two lines into the listing page, replacing the identifier with
yours:

date it was assessed, and links through to the full Record.
Optional settings on the <div>: data-size="compact|standard|expanded", data-dark="1" for a dark listing page, data-color="#0F62FE" to match your brand, and data-newtab="1" if your platform needs the link to open in a new tab.
It stays current on its own. When a property is re-scored, the embed picks up the new figure the next time someone loads the page — you never touch the listing again.
What it shows, and what it never does:
- No score is ever invented. If the property hasn't been assessed, or there
isn't enough public hazard data, the card says so plainly — it never shows a zero, a guess or a last-known number.
- It stays neutral when there's no score, rather than showing a warning
colour a buyer would read as "bad home".
- It's public and carries no lead capture. Anyone viewing the listing sees
it, on any plan. Use a share link instead when you want to know who looked or capture an interested buyer.
To take an embed down, rotate the property's Record identifier — the old one stops resolving everywhere it was pasted.
Available on every plan. The embed shows the same public information as the Record it links to. Carrier availability and your co-branding are part of the share link on professional plans, not this card.
Troubleshooting
- Branding didn't apply → confirm you saved it in Account → Company Branding and that
your role is a professional one (Agent/Lender/Insurance).
- Generate (branded PDF) is locked → the branded PDF needs the branded-reports
feature (paid, professional plan). See Billing & plans. Share is not locked — every plan can create a share link; see the table above for what each plan's link shows.
- "My shared link doesn't show carrier availability" → that's the smaller version,
which is what Free, Home Buyer/Seller Pro and Agent Starter links carry. Professional and Team links include it. Links keep the scope they had when created, so upgrading doesn't change one you already sent — create a new link.
- "We couldn't deliver it right away" → a one-off storage hiccup on generation;
click Generate PDF again.
- A shared snapshot link stopped working → links expire after 90 days, or it may
have been revoked. Generate a fresh one.
- "My listing embed shows nothing" → check the identifier in
data-coverguard-record matches the property's current Record link. If the identifier was rotated, the old one stops resolving — paste the new one.
- "The embed says the insurability isn't available" → the property hasn't been
scored yet, or too little public hazard data resolved for it. Open the property in CoverGuard and Refresh its Record, then reload the listing page.
