How-to: Sharing a pre-listing disclosure

Give a buyer's agent (or anyone) a signed, time-limited link to your property's risk and insurability disclosure — no CoverGuard account required to view it.

Why this matters

Buyers and their agents want to know the risk and insurability story before they bid. Sharing a pre-listing disclosure up front builds trust, reduces surprises during due diligence, and can speed up the transaction. The recipient sees a clean summary — risk level, insurability status, estimated premium, and carrier availability — without needing to sign up for anything.


How to share a disclosure

  1. First, generate a disclosure for your property. Open the property report and complete the seller disclosure flow (see Reading a property report for how to pull up a report).
  2. On your disclosure, click Share.
  3. Optionally fill in:
  • Recipient name and email — for your own tracking (the recipient isn't emailed automatically; you send the link yourself).
  • Personal message — a note that appears at the top of the shared view.
  1. Choose how long the link lasts: 7, 14, 30, 60, or 90 days (default is 30).
  2. Click Create share link.
  3. Copy the link and send it however you like — email, text, listing description, MLS remarks.

The recipient opens the link in any browser and sees your disclosure snapshot immediately.


What the recipient sees

A read-only summary of the property's risk and insurability:

  • Overall risk level — the combined risk band (Low through Extreme)
  • Insurability status — how easy or difficult it is to insure
  • Estimated annual premium — the modeled cost to insure (labeled "Modeled estimate" — decision support, not a binding quote)
  • Carrier availability — which carriers are writing policies for this type of property in this area

The view is branded with CoverGuard's identity (not your personal branding — that's the Branded reports feature for professionals). No account is needed to view it.


From the disclosure page, you can see all your active shares:

  • View count — how many times the link has been opened.
  • Status — Active (link is live), Expired (past its time limit), or Revoked (you cancelled it).
  • Revoke — click to cancel a link immediately. The recipient can no longer access it.

Tips

  • Set a shorter expiry (7-14 days) for time-sensitive negotiations — it signals urgency and keeps stale data from circulating.
  • Revoke immediately if circumstances change (e.g., you take the property off the market, or insurance conditions shift significantly).
  • Include the link in your listing — adding it to the MLS remarks or listing description lets every interested buyer see the risk picture early.

Troubleshooting

  • "The Share button isn't showing" → make sure you've generated a disclosure first. The Share option appears on a completed disclosure, not on a raw property search result.
  • "The recipient says the link doesn't work" → check whether the link has expired or been revoked. If expired, create a fresh one.
  • "I want to update the disclosure and re-share" → revoke the old link, regenerate the disclosure with current data, and create a new share link. Old links always show the snapshot from when they were created.
