Order a CoverGuard insurability check from inside an Encompass loan and get the answer back on the loan — the findings on the order, and the full report attached as a PDF. Nobody re-types the subject property's address, and the loan joins your CoverGuard portfolio on its own.
Who this is for
Lenders on a Pro plan or above who originate in ICE Encompass. You'll need your Encompass administrator for one step — entering CoverGuard's link key in Encompass.
You'll find it at Sys Admin → Integrations → Connect a new system → ICE / Encompass.
Not seeing a connect button for Encompass? It's enabled per account. Ask your CoverGuard contact to switch the connector on. Until then, picking Encompass in the wizard sends your IT team a setup request instead.
How to connect
- In CoverGuard, open Sys Admin → Integrations and choose ICE / Encompass.
- Enter your Encompass instance ID. You'll find it in Encompass under Help → About Encompass — it's a short code such as
BE11140034. It isn't a secret. - Select Connect. CoverGuard checks it can reach Encompass and opens the connection's page.
- On that page, select Generate a link key and copy it. It's shown only once.
- Give the key to your Encompass administrator. They enter it in Encompass as the credential for the CoverGuard service.
That's it. Once ordering is live for your instance, a loan officer orders CoverGuard from the loan like any other service.
Ordering from inside a loan depends on CoverGuard's registration with ICE and a confirmation order in your Encompass instance. Your CoverGuard contact will tell you when it is live for you; until then the connection can be set up but loan officers will not see the service yet.
What you get
Each order is answered on the loan in Encompass with:
| On the order | What it holds |
|---|---|
| CoverGuard insurability | INSURABLE, DIFFICULT or UNINSURABLE |
| Overall risk score | 0 (lowest) to 100 (highest) |
| FEMA flood zone | The FEMA zone, such as AE or X |
| Special Flood Hazard Area | Yes for an A or V zone, No otherwise |
| Estimated annual premium | Modeled annual premium for the baseline coverage |
| The report | The CoverGuard Insurability Report, attached as a PDF |
The insurability value also reflects which carriers will write the home: if every carrier we checked has declined it, it reads UNINSURABLE, and if carriers will write it only on conditions, or only a last-resort market will, it reads DIFFICULT rather than INSURABLE. The three possible values haven't changed.
If our carrier check or insurability assessment can't complete when an order arrives, we try the order again rather than answering it without them, so the answer can take a little longer to appear. If the retries run out, the order is answered as failed in Encompass with the reason, and you can place it again.
The loan also arrives in your CoverGuard portfolio — loan number, amount, program and borrower, with the subject property's own record — so you can watch it alongside the rest of your book.
What it means
- The link key is what makes an order yours. Every order carries it, and CoverGuard only answers an order whose key matches your connection and whose loan is in the Encompass instance you connected. An order that doesn't match is answered with what to fix — it's never answered into someone else's account.
- A property in an undetermined flood zone is never reported as safe. If FEMA has no determination for the property, both flood fields say Undetermined rather than
No. - What CoverGuard sends back is modeled. The insurability verdict and premium are CoverGuard's estimates, not an offer of insurance or a quote. The order says so.
- Loans land in a staging area first. Ordered loans wait for you to review and promote them into your portfolio, unless you tick Bring new records in automatically on the connection's page. The order itself is answered either way.
- The report leaves CoverGuard. It goes into a loan file other people can open, so it's built like a shared report — your account's coverage-history timeline isn't included.
Tips
- Rotate the key if it might have leaked. Generating a new key replaces the old one straight away — orders carrying the old key are answered "not recognised" until Encompass has the new one.
- Order on a test loan first. Check the answer and the attached report before your team starts ordering for real.
- Nothing to schedule. Orders are picked up as they're placed, and a regular sweep catches any whose notification didn't arrive.
Troubleshooting
| What the order says | What it means |
|---|---|
| "This order carries no CoverGuard link key" | Encompass doesn't have the key yet. Generate one on the connection's page and have your administrator enter it, then order again. |
| "…doesn't match an active CoverGuard connection" | The key was rotated, mistyped, or the connection was removed. Enter the current key from the connection's page, then order again. |
| "…issued for a different Encompass instance" | The loan is in another Encompass instance than the one you connected. Check the instance ID on the connection's page. |
| "This loan has no subject property address yet" | Add the property's street address to the loan in Encompass, then order again. |
| "CoverGuard couldn't locate the subject property's address" | Check the street, city, state and ZIP on the loan, then order again. |
| "CoverGuard couldn't complete this check" | Something failed on CoverGuard's side after several tries. Order again; if it keeps happening, contact CoverGuard support. |
